The double dipping seems like bloat to me, with consumer's shouldering the cost.AOL's offering's I've seen all have some type of liability policy in place from the provider.

I fear crazy situations may cause crazy tenants if they are evicted...which once again will fall on the shoulders of the investors.

@Jimmy Oates III it will fall on your shoulders unless you bump up the rent to cover what your utility costs would be on average.

I couldn't find one that wouldn't repeatedly attempt to abuse me financially or through incompetence and laziness set me up with tenants that would, so I gave up and sold my out of state properties this year; what a tremendous weight off my shoulders that has been.If you do choose out of state (which I do not advise), another trap to avoid is the dirt cheap properties with low rents.

And they sometimes figure that make 1800 a month short-term renting, and do not understand offseason and shoulder season where they might make a lot less.
