If an agreement cannot be reached then the owner is entitled to a court determination of value in a condemnation action (lawsuit), but the public body can take the property immediately upon deposit of the estimated value. 3) to sentence a convicted defendant to death. 4) send to prison.

I took the two sentences from the linked article above to say that it was not an option:"Solo 401k can be established by anyone who has legitimate self-employment activity (part time is OK) and who does not have full time employees working for them.

Bryan I can't believe you admitted you won't show listings of a flat fee broker or if they are less than 3% BAC... that's really really short sided Un professional and appalling all in the same sentence I would never want you as my agent.... your not  doing the best for your buyer which is your JOB.. its not your JOB to make the most you can per listing its to get your client into the home of their dreams//// I know other brokers with your attitude and it really sucks frankly.

Nevermind the building has only been occupied for 6-months, and current performance is meaningless and should not be used in the same sentence as seasoned.We always request a minimum of 3-years operating financials, rent-roll, vacancy/turnover/bad debt history (3 yrs), a summary of all existing third-party contracts (elevator, snow removal/groundskeeping, etc) and a summary of all recent and near term CAPEx upfront, before we can even entertain the possibility of an LOI.Be prepared to roll up your sleeves and ferret out the truth yourself - as Steve and others indicated, most operational costs can be verified from third parties.
