The conversation began after we commented  on a teacher's  BP forum post  about paused distributions that he was reliant on for medical treatment.

I am bringing a single-family property located at 1360 Meadowood Dr, Hixson, TN, to the table and seeking a partnership to provide labor, materials, and an upfront investment of $40,000.

I started seeking advice from older investors not 25 year old investors (they have great motivation and passion but not on the same page as me) and they said being less leveraged on RE was a cautious approach to take. 

Suggest the landlord seek legal counsel as to their rights to enforce said lease.I’m torn because I don’t want anyone living there that doesn’t want to be there.

My professional opinion would be seek stability first. 

@Dylan S. seek advise of a CPA, but form an LLC and get a S-corp designation. 

While I can't speak to investing in Austin and Peoria due to my lack of experience in those areas, I can definitely vouch for Cleveland as a fantastic option, especially if you're seeking cash flow properties.

One last question: Would it be wiser for me to pursue funding options personally and then fund my LLC, or would it be better to seek funding options via the LLC? 

In the second example, the higher cap rate has effectively priced in the expense of re-tenanting the building within 2 to 3 years so the 10% cap going in results in a 6% or 7% cap rate after accounting for all of the expenses to re-tenant the building only a few years after purchasing.For an experienced investor or developer, seeking out underperforming assets as detailed above is their very business model.

I tend to like the control since quality of work, speed, and my financial management methods are better than most I’ve seen from other GCs or subs. though I’m an agent, I’ll definitely seek more information for taking this direction.
