If there is any possible chance of bad blood I would treat it as a purchase (at $450k) and not try to refinance later, there is always the chance that you can't refinance for awhile after purchase from a bank.He can quitclaim ownership in the property, but not the mortgage I think (not sure).

Make sure there aren't any pre-payment penalties or language that would make it hard for you to exit the loan. 5% for 20 years is a screaming deal.

So I came to an agreement with my first tenants I've had since purchasing a duplex one year ago that they would leave 2.5 months earlier than their lease expired.Too many problems to list but were basically too rude/loud and had to actually call the police several times to have them get the picture that they can't come back from the bar at 3 am and blast music, scream, and wrestle while I am trying to sleep below them.Anyways, the time has come and they will be leaving this Sunday, this is in Michigan BTW.

Jonathan Tea Hey you got some good answers there but the three questions you asked were #basic and I really urge you to keep learning for at least 90 days yo. 1) You asked about the 75k properties and yes you can find people to rent them for 900 but these are on the lower end and it just screams who is looking at the marketers proforma and not knowing the S that can go wrong with these lower class tenants. 2) LLCs are usually talked about by newbies since they always seem to put the cart before the horse.
