Going into these properties we were overly conservative I felt and with 3.5 years in the bag I think we should have definitely projected worse up front just to be even safer.

Sounds way better than bagging groceries.

For example, the 3rd complained of how loud the second floor was,  the second floor accused the first floor of breaking into their apartment and stealing their TV, we found out there was quite a bit of short 'visits' to the first floor by lots of people at all hours of the day/night (selling drugs) and last but not least found someone sleeping in a sleeping bag in the basement!!

But as a fellow veteran, I urge you to be very careful with 100% VA financing - There is a lot of uncertainty in the economy and the real estate market right now, and you don't want to be left holding the bag if prices drop.

They are on their way out and leaving you holding the bag.  

Carrying a bag of useless rocks will not help you when society collapses.

Then the 4-profit-doom-preachers slinging everything from MRE's to bugout bags, bunkers or just to buy their programs.

We hauled away 6 bags of garbage (they weren't properly closed hence we saw some of what was in there, plus we wanted to  make sure it was garbage) that she had sitting in the back yard for a few weeks (maggots everywhere) because she was too lazy to bring it to the curb on garbage day.

Australia being one of my home countries, I know it pretty well and I have the bad habit to always put Australia and New Zealand in the same bag for pretty much everything when talking at an international level.
