Hello Everyone,My names Charles, I just recently finished my graduate program at the University of Houston and am currently working on the trade floor of an oil and gas company.I have an accounting background and two years prior work experience in a small public company (the majority of the partnership's rendered service to were either in the medical or real estate industry), but would like to further expand my knowledge on real estate before testing the waters.

They love to put really aggressive closing dates that they subsequently fail to meet, rendering the contract invalid.In any case, its not too hard to make the point that they owe me my deposit.

When they are in front of a judge or even arbitration, looking at the penalty clause will render one's opinion as if he is crazy or at minimum delusional.

If you pay them for services rendered you should also keep that separate and not deduct from rent.You can 1099 them for labor.

Sometimes, you can outbid the bank, bit in most cases the bank bid (called the UPSET bid) is the base mortgage amount, which renders it a poor deal.

I do have some cash (say, 500kEUR) to put into the deal.I had a discussion yesterday with a financial advisor, who floated the following possibility:- Use 500k cash to buy bonds, which render a ROI of 3-4%.- Banks would be willing to provide a loan with the bonds as a collateral, up to ~70% of the value of this collateral.- The interest on the loan could be as low as 1-1.5% currently (= Euribor + 1%).Now, sounds interesting, but I am unfamiliar with this type of structure.
