I also wanted to add that my philosophy is not to sell, I would rather hold on to these properties and get these passive returns over long term.

Should also note, Lonnie Scruggs' book "Taking the Mystery out of Money" is half all about note investing philosophy, and half a great instruction manual on the HP-12C.

Our company's philosophy is to never put a property under contract that we wouldn't purchase ourselves.

Got to find an agent who is okay with that philosophy, and many aren't because they've gotten burned by tire-kicker investors who can't/won't perform at an acceptable rate.

I should add that I am not terribly into debt, as a philosophy, so since this house is free and clear it will, in most economies, cash flow at $20,000+ per year.

@Eric Koelling - Not to get to deep here but regarding decisions like this - I'm a fan of Occams Razor"Occam's razor (or Ockham's razor) is a principle from philosophy.
