@Julia Kulbatzki while it is difficult to point to one that consistently outstanding, there are a few that seem to do quite well overall.

I always submit a FOIA request (Freedom of Information Request) to the city before I buy to confirm zoning, fines, judgments, violations, outstanding water bills or other issues, ongoing code enforcement issues, etc.  

And you only get charged on the HELOC on the money outstanding. 

For example if the loan is $100,000 you may pay 3%, so your balance outstanding starts at $103,000.

I would say keep your eyes out for areas around the new 540 highway being built.Most of Raleigh and it’s suburbs are experiencing this quick growth and increase of population.

Note sweat equity such as a BRRRR can provide outstanding returns (We have historically achieve infinite return on our BRRRRs), but they are not passive. 

We have no student debt or outstanding loans except the rentals and our personal house.

I have an exceptional strip of land on Federal Highway with an older strip plaza on it.It has one of the biggest frontages on Federal, just south of Commercial, and I'm looking to redevelop it into fewer, key tenant units.The closest Starbucks is about half a mile north and it shares a tiny unit with Chipotle with a horribly laid out drive-thru.I feel it's worth exploring the idea of building them a stand alone unit on my land, along with a few other headline tenants.Can anyone point me in the direction of a local tenant rep that dealt with them?
