If you are already under lease, candidly you are likely behind the 8 ball as they say, I am hoping you have at least some abated rent while you get the buildout done prior to opening and rent commencing?  

Meanwhile, your expenses, like debt service, taxes, insurance, and maintenance, continue.These are the requirements necessary to attain and maintain financial independence.

why not develop something more proven like hotel on portions of it and make this a larger development and carve out pieces?

It would be great to have something like that.  

It could very well be its all lost but seems like a big jump to conclusions by investors that basically did very high interest rate investing and expected  CD like performance..
