I realize people are trying to make a living, but anyone who cold calls me is the last person I'd use for any transaction (plus I have people for that!).  

My question is around property insurance and specifically what are everyones MUST HAVE COVERAGES. 

Many investors run into bottlenecks in deal flow, funding, or renovations when they try to grow without a solid groundwork.

You might try asking other investors in your area how its handled.

Not questioning your judgement/assessment, just trying to understand the situation to best advise you. 

I would say keeping their crews busy is a must when there is always another investor who needs a good reliable contractor.

If you have nothing, and make nothing, you declare bankruptcy, wreck your credit and try to go back to renting.

The intention of this post was more towards asking a question rather than trying to find a note purchaser because I just started SFH and MHP investing not long ago and figured biggerpocket might be a proper place to post this question lol.

The point is that most of the books and gurus out there will sell you the dream and get you hooked on buying into their programs without giving you all the nitty gritty details.You're running a business and must treat it that way. 

I tried FB ads, and got some inquiries but no bookings.It would be nice to have an AI program that would respond to people looking for a certain sized property in your location for certain dates.
