What similar properties in the area are selling for, etc…).Gain does give you stock basis, if you were to sell or dissolve the first LLC, so there may be benefit of doing this transaction in the same tax year to ‘link’ gain and loss.

I am curious as well and will be following this thread - I use Quickbooks because we also have a construction company and it works well for that BUT I have to email an invoice to each tenant every month with a link to pay online. 

You can look this up by going to the city's web page and https://www.cityofchesapeake.net/424/Rental-Dwelling-Inspect... under the quick links at the bottom there is property search map.
