So I’m in a bit of a bind, I have a duplex I’m house hacking we remodeled entire thing, new hvac, electric panels, electric main, updated plumbing, water heaters, furnace, install central air, roof.

Technically a SF, but we have an ADU on the property that we live in and rent out our main house.I love the fact that my tenants are paying most of our mortgage and if you benefit from those duplicating expenses in traveling healthcare, I'd imagine it will enrich you in more ways than just your tenants covering your costs. 

Mainly raw land with utilities already on site, or properties that have been vacant for 10+ years, that would be a 50/50 on demo or rehab.The other fun fact that I learned at the sale:  the tax foreclosure only wipes out the tax included in the judgement years.

Hi, I am looking to invest in Ohio, mainly in Columbus, and Cleveland, but recently Dayton, OH got my attention in terms of affordability. 

This would mainly depend on the market as you said.

@Michael J Shetler It was a combination but mainly the build cost. 

As far as the long game goes, I chalk that up to two main ideas. 1. 

It has a main house and a back house that is currently being rented.

I just checked Maine where most of my LTRs are and it’s the same!! 

My reason for doing so, was that I spent most of my free time on my main business that I didn't have time to show rentals, vet tenants, etc.
