While the interest rate and origination charges are higher, I am finding the narrower spread and lack of the pre-payment penalty makes the finance charges close to a wash between bank and alt. lender today.

Don't borrow worry...you don't have a problem yet.That makes sense... honestly, that's a good point and something I'm considering - my issue is that would make signing a lease rather pointless as a tenant could just break it whenever they want without consequence.However, youare correct, I don't have a problem yet... the problem is that this lack of communication is night-and-day as opposed to before.

All three houses cashflow and she is not interested in selling at all as this is her retirement plan and main source of income, however due to excess cc debt, a high DTI, low credit score and lack of financing options, she is extremely cash poor. she is at the point where she could and I think should declare bankruptcy on those cc's, and move the houses out of her name. in order to get financing, all houses need to be in LLCs, which they aren't.in order to kill a couple birds with one stone, my mind goes straight to 1.

I am overwhelmed by the number of different formulas that are out there for rental property investing and I don't want to overpack for lack of better words my investing formula arsenal so I would like to know what ones are the best to use and whyThe ones I currently use include: COC, NOI (and NIAF), Cap rate, ROR, ROI, and IRR=But I also have heard of NPV, I am also not including any "rule formulas" aka 1% and 50% as those are simply guidelines to follow and not complicated formulasLet me know if I am missing any or don't even need to use some of the ones I am usingThank you,Peyton LaBarbera
