Created en suite bed/bath, extra bedroom/office/playroom, created family/tv room, added a couple of windows in dark rooms, installed new HVAC, ran all new pex lines/valves/shut offs, all new hardwood flooring and carpet, all new and expanded kitchen cabinets, new appliances, converted 1/2 bath into full bath, repurposed 2 unused rooms (1 into a 4th bedroom/office/playroom and one into a family room, installed new interior and exterior lighting, new electric garage door w/remote, and landscaping What was the outcome?

The next year, we lived in an apartment building with two bedrooms, a tiny kitchen/dining/living room, a community bathroom 100 feet down the hall, and community showers two floors down (no elevator) and at the opposite end of the building.

The hack for this is pulling an owner-builder permit and doing the work yourself.Many cities in the Ft Lauderdale area will permit an ADU WITHOUT a kitchen.

The 100k in upgrades would likely be a renovation loan, or I would slowly add equity and then do a cash out refi enough to do the major things - replace roof, update kitchens and bathrooms etc.
