It just doesn't strike me as that odd or out of pocket that an older, single mother of a disabled son can't afford 1500$ in rent.

The land purchase you could acquire out of pocket.

But my goal is always to try and get as much of my downpayment and CC back in my pocket so I keep trying.

And, I don't know anything about New Mexico or Las Cruces, but I imagine it is like any other market: there are pockets within a market that are worth all of $70k, $100k, etc, and there are pockets are worth FAR less than that.  

I feel so late to the party, but also so thankful to have found Bigger Pockets while my wife and I were presented with a big (to us) multifamily opportunity a few months ago.
