I prefer to trust that buyer’s agents don’t want to waste time with unqualified buyers, especially with occupied homes.

The two reasons are clients do a hybrid approach is either to maximize revenue or because they prefer MTR bookings and we just use STR to fill the gaps. 

Are there any potential problems with investing as an LLC and not as an individual? 

Most investors seem to prefer the area around Memphis or the Gulf, but like I said, I invest where I know. 

Ab1482 does not apply to SFR owned by an individual or couple.  

With that being said, asking for advice and following the counsel of more seasoned individuals should not be overlooked.After walking the property with local well seasoned contractor, with plans in hand I had to swallow my pride and fixation on what I am hoping to accomplish and start with the basics.

In some cases, anonymity is healthy, but this depends on your preference.
