Find a good team and that is more important than the particular market, although you do need to identify a market that is healthy economically with good rent to price ratios. 

I'm just getting started (one duplex in Nashville) but already I can see how it can be an effective tool to save more, invest more, and become financially healthy. 

After the expense account is healthy I will put less into it and start saving for my next investment.
