That said, here are some ideas on where I concentrate:All new flooring (LVP or LVT)All new paintAll new light fixturesNew kitchen (granite countertops, backsplash, painted cabinets, hardware, matching appliances)New bath (I like matching the kitchen finishes)Ceiling fansGood mechinicals (HVAC, water heater, roof, foundation... no leaks or drafts!)

If this was a single family and I was the only one in it, I'd replace it with hot water without question, even though I've seen with my own eyes (although not my wallet) the disasters that can happen. 

Any solution is going to need to integrate with the existing remote technology to which you will likely need to attach some piece of 'hardware' to it in order for it to start communicating with the world. 

You can get self closing henges from the hardware store.

He deals directly with Mills then sells to local and small chain hardware stores.

Pre-covid we did this with a LaPetite Academy and an Ace Hardware in Indiana with minimal risk.

If not, maybe just painting the cabinets and new hardware might be a better investment.

-replaced all 3 toliet's hardware including lines and had a broken line at 8pm spewing water out, fun fun!

they just wont get the urgency and their "boss" is not your wallet rather their bosses wallet.
