A more comfortable building makes for a happier living situation for your tenants.

I couldn't be happier with my decision just about a year ago for both, however I'm not getting 6%. 

I couldn't be happier, plus I now have a cottage I can go to when I feel like relaxing with the family and kids. 

I think that's why they struggle on the equity side and have better success on the debt side.Not to mention that most established investment sponsors have a fairly robust base of investors, and if they are doing their job well, a steady stream of new investors coming in from word of mouth and referrals. 

Let this other guy advertise for you and people will only be happier when they call you and find out you'll sell for even less.

"That's all great in a perfect world, But unfortunately the nature of the beast is that the majority of contractor/subs are typically living hand-mouth--or close to it.

Bandit Signs, Direct Mail, Paper AD's, and referal fee word of mouth, work for me...

On the flip side of that, hiring extra people because you don't have the right tools for productivity and make up for it in shear manpower leads to extra mouths to feed when the job is done and you are waiting to start the next job.  

Florida is tasting some of it's own blood in their mouth with the HOI issues, the HOA issue is just going to make it work.

That being said, I couldn't be happier with my decision investing out of state.
