Most of the problems are reported by other residents, noise, smoking, smoking dope, fighting at all hours and confronting the good resents who report the problems.

I would make sure that the reasoning given in a cure or quit notice was based on excessive noise, disturbing the peace, harassment of neighboring tenants, etc...I just wouldn't include the alcohol issue in the notice or in my argument if this eventually went to court.

As a roommate, I would prefer a roommate who is clean, pays on time, and is a better roommate match for me (clean, pays on time, picks up after themselves, quiet in common areas).I am also worried about how this tenant affects my other tenants, in terms of cleanliness, noise, etc.

However, typically builders allow assignments only when a substantial units of the building have sold, say 80% as an example, which means these are the more desirable units, the 10% are less desirable i.e. close to the garbage, no balcony, traffic noise, etc.

Guys just tend to see that as extra noise that isn't needed.I am making generalizations and there is exceptions to every rule of course.I think you have to come clean to the GF right away.
