I have a land loan that is 1 mortgage for 2 lots of land and am having trouble with lenders because the home is obviously being built on only 1 lot. 

Once a couple of flips have been completed together and we have built that relationship, we typically just go to a 50 upfront 50 at completion type of deal more typical with homeowner work (Not required, but its usually easier for both sides or we just continue a pay as we go basis).

Get rid of them , the roots are right next to the foundation

That's great that you have a foundation in RE from your time as an agent, that's something good to build off of that a lot of us don't have. 

Once you’ve got some experience and equity built up, you can more confidently move into multifamily properties when the right one comes along.That said, if your goal is to scale into multifamily, don't lose sight of that.

You can get software built cheaper overseas initially but it is often junk and you still end up paying the same from all the ongoing fixes and have less adopters use the software because of the initial problems.
