Also features that are desirable in duplex would be a separate heating system which allows the duplex part to adjust its heating and air conditioning to whatever the renter wants.

Back then, prices were much better, and turnkey marketers could make a decent fee.As prices increased, many turnkey providers had to move to less desirable areas (I know people are always looking blame other people but in reality blame it on yourself for being the investors that picked bad areas and did not do due-diligence and buy assets where the numbers worked with 10-20% economic vacancy), and now that gap has essentially disappeared.

Accountants and larger property owners leap to Quickbooks because that is the preferred program that accountants know and use, and accountants I know generally prefer to avoid having to work with multiple accounting software suites, which is understandable, though a disservice to small firms

Back when I was in the acquisition side at a large apt holding firm, every property was in a separate LLC, and when I spoke to investors there (Nebraska) it seemed like small and large investors kept everything in LLCs as well.Not sure if it is just state by state or what, because I always thought that was the way you did things as an investor.
