Regular income comes from business operations by a dealer or operator.A "real estate operator" is not a negative term and is one who facilitates real estate operations for profit.If you look at your state statures they may use words like "facilitates" or "operates" or "deals" in real estate as to a license requirement.

I'd say start by reading all the forums and look to areas that seem to be in areas that you will likely specialize in, but read some of all the forums.You should be able to spot good contributors, understand too that most everyone here is promoting themselves in one way or another, it's a networking site to facilitate business.

The seller could be innocent in the origination, but acceptance of the ill conceived note puts them in a position using that note to facilitate an installment RE sale that is covered, so they are also wrong.While we will say that I made a loan to Frank, actually, the borrower is the "Maker" of the obligation.The SAFE Act language is not specific to who gets hammered, it says "anyone who makes, originates, ....or facilitates a financing transaction"... can be responsible.

Accounting manages the interests held by each member.Another thought is that investors or operators need to start working together, through and to conduits that can facilitate financed transactions, thinking that no one investor is really big enough to continue with some strategies, but if they were to band together, it would change the way deals might be accomplished.Staying small is not an option. :)
