I've consciously been trying to work on that in 2020 but covid really put a damper on my plans.

I have a lot of questions and as I believe David put it, I'm in sort of a conscious uninformed stage. 

It’s hard to make such a big decision so quickly, but I’m confident that doing the research before will help me make a quick and conscious decision.

Once you own the property, you own the environmental risk that comes with it. 

Lifelong, systemic lack of access to primary healthcare and nutrition, as well as environmental factors like pollution, can contribute to a higher likelihood of illness and death from the virus, according to the Center for Disease Control and Prevention.

If not that would be my first step, also be sure to get a phase 1 environmental done to ensure the ground is not contaminated.

Is it a great opportunity or a headache with environmental cleanup concerns or something like that? 

I was unaware and have spent several thousand having property inspected, site plans, environmental studies etc.

Also, if you can't pay for an appraisal or finance an environmental study with a property of this size, you need to sell as soon as you can to pay back your friends and family because you're seriously under capitalized. 

I am actually very conscious of not wanting to take up time of busy people.
