Purchase Argeement Overlapping Forclosure Date

I have a purchase agreement with a seller on a commercial property. I found out from the county that he owes several thousand in property taxes and has only to March 31st to pay them or property is foreclosed. I was unaware and have spent several thousand having property inspected, site plans, environmental studies etc. What happens if I have a purchase contract and taxes remain unpaid by due date?
