Its about returns, diversification, and tax advantages, etc. whats the IRR, the equity multiple, and how long is the hold? 

While I wouldn’t recommend investing in mortgage notes if you don’t already own or plan on also owning a rental portfolio - notes are a great diversification to scale up cash-flow without the more management intensive responsibilities of owning hard assets. 

Our thought with this strategy was to grow a large portfolio of low-income rentals as fast as possible to provide diversification for a volatile asset class.

Having commercial tenant (a lease with a Dollar General/Dollar Tree/Fed Ex, etc.) who is going to keep paying no matter what is great diversification.  

Diversification helps a lot so my suggestion is go with a open mind & not existing bias which some of us ( including mine ) have .  

It’s a good diversification with single family rental that I own. 

Another smaller consideration you may make is diversification.

- I like 2-4plexes because of the diversification that's built in but I can see that I have less options in my budget.
