Based on the train of thought you shared you are completely ignoring a critical piece of the equation which is your own capabilties and whether you have the ability to execute on the opportunity.

It seems a bit overwhelming, but if you piece it bit by bit - should  make sense. does anyone have a calculator they would be willing to share? 

I'm not sure what's entirely needed, nor how much the needed pieces will cost, nor how long it will take.

Lastly, if I want to be cute about something, then I go antiquing and have done very well with niche items (like animal mounts or decorative pieces).
