I have been looking at the Nashville market to buy 5+ acres, owner occupy the main dwelling and build tiny homes or other accessory dwellings on the property for short term rentals.From what I gather, AR2a zoning (which nearly all these sorts of properties are) disallow accessory dwellings, but somehow allow mobile homes, accessory apartments, and two-family dwellings.

While your looking you can also see if you can get a single family with a big enough lot to add an ADU (accessory dwelling unit) to add value as well to your property.

Zoning in the Bay Area does not allow for this (1 primary + 1 accessory max, if that) — so I’m wondering if you know any markets across the country that do?

It looks like lathe and plaster which means the walls are most likely a thick mud wall with plaster embedded with wire which is a bear to remove, hopefully that quote is for a full gut and replace, but I would just update the floor, have the wall tile painted, tub glazed, new shower fixture, vanity and accessories like towel bar, shower curtain.

SB 13 bans impact fees for units smaller than 750 SF, but for units larger than that it has this text:"Any impact fees charged for an accessory dwelling unit of 750 square feet or more shall be charged proportionately in relation to the square footage of the primary dwelling unit."
