With a traditional investment property loan via bank, I was told you can not use gifted or use non-certified loan monies on the down payment (note that this is different if you are planning to inhabit the building).

If the rental application does not include spaces for the birthdays of all inhabitants than I would use a different form.

Same with Dept of Defense at the military bases... ...have many many civilian contractors....all paid on a 1099.  

It doesn't matter what the MLS says, it matters what the lender's appraiser it is.....3 units my be up to code/inhabitable, 2 not, county tax records may give you a clue

I was recently separated because of some torn muscles in my shoulder so time to start the civilian life.  

I currently live in a 2 unit (farmhouse with "in-law" apartment,) and am looking to invest in another multi-unit that my husband and I will not be inhabiting. 

I'm currently a military pilot, transitioning in about 12 months to civilian life.  

I am wanting to start transitioning to civilian life and spend more time with family.  

I wasn't interested in doing counseling on the civilian side, but luckily for me I knew how to help websites rank higher on Google (SEO).
