You can take a picture of any document and it'll make it into a black-and-white PDF.

I agree with @Eric Black, rentals in this part of the state don't make sense unless you've owned for a while or you find a great deal well below market. 

Right near here is the Black Diamond meeting in Waltham (2nd location in Worcester) which is a must go to for you.  

I went to some of the events organized in my area (NEREIA in Chelmsford, Black Diamond in Waltham, and Justin Silverio's quarterly meeting).

Another great local event is the Black Diamond meeting in Waltham (2nd location in Worcester).  

Of the two I can think of off the top of my head, one had a significant black mold issue, the other was a structural issue (I think the former owners pulled out at least one load-bearing wall).
