Maybe you could be the newly introduced breath of life to an area that is in a downward spiral.  

Sometimes just a deep breath, a smile, and a pep talk in the mirror helps. 

Falls under the Blue Sky - when you try to claim that you own the sky and people must pay you just to breathe, I think you are very shady.

Keep in mind that the appraisal on a refinance will typically be more conservative than on a purchase. so you may want to wait till you are at more of a 75% or 70% expected ltv to give yourself breathing room for when the appraisal comes in lower than you expect.

Yeah, there's lots of hype on the "2% rule", but the market doesn't have or read rule books.Sure, if you find one, then GREAT for you, but don't hold your breath too long.
