About to pay off one of my properties and want to have taxes continue to be automatically paid monthly.

I think each unit has some unique characteristics which make them desirable.I've seen 2BR units listed in the 19th close to mine that I wouldn't pay $700 for, so the 19th isn't necessarily an automatic ticket to higher rents.

I've heard that if the agent lists, it automatically goes to anything using the MLS feed. 

Approach a new agent who is hungry for business and ask them to set up an automatic search for you and  have the results emailed to you daily, weekly, bi-weekly, etc.  

What I have done in the past for someone like that is on the day before it's too late, I will email or text the person that the rent is due tomorrow and 3 day notice is automatically goes out per the rental policy.

Big difference there, I'm not one to automatically assume something or write it off just because it's unusual or of the norm.

( A well written (skinny) contract, all the right protection clauses and honest disclosures... automatic extensions.)This business has so many moving parts, seller personalities, dealing with relatives and third party know-it-alls, the estate, seller's agents or lawyers --- be prepared to deal with these gate keepers! 

I generally prefer to do it this way because the fee can be passed on to the tenant and you can set it up to automatically apply late fees if the tenant is late.

Have a realtor set up an automatic listings sent to you and also go on some sites that show recently sold prices.

The name should automatically appear in that process.
