Hi @Nicholas L. and @Chris Seveney a few weeks after my post, they did a part 2 for the survey and 2 days ago, the Zoning Dept. emailed out an update for the proposed policies.Here's their message:"We want to keep you informed and share a preview of the proposed Short-Term Residential Rental Ordinance regulations and express our gratitude for your invaluable feedback and participation in Phase I and Phase II of the Alexandria Short-Term Residential Rental Study.

Especially in the winter in heated apartments if they can see a warm place to sleep they are going inside.

We feel hesitant to send her another pay stub and a copy of our driver’s licenses.

If you feel like you’re managing your property manager, it’s a strong sign that the manager may not be the right fit.

The #1 reason why landlords fail is this:  Failure to manage to the lease (Source: American Apartment Owners' Assn). 

@Shawn Mixundefined I agree Kirstin, Anderson isn't cheap but I feel much more confident and secure with them on my side.

We have a pretty good Tenant who is moving from one apartment unit to another.

My Client has following Situation: 1099 Worker; Same Profession the last 8 Years2023 1099 Gross income $87,0002022 1099 Gross Income $134,000 Looking to buy a Condo, SF, or Multi-Fam, and rent out spare rooms & Apartments in the House. 

Brian B does a little investigation to find out that this GP had basically zero experience in the space yet took down a 50 mil dollar apartment in Houston ( not sure how they talked lenders into that one) but there is 10 mil in investor money that got wiped out as Brian showed this investor that the property went to foreclosure and reverted to the bank ( no one bid it).
