I guess my question here is if you are a DIY'er, what is the one task you would really like to be an expert at?

I agree with Cameron Tope that they are expensive.Hiring a general contractor in Houston is a very risky task. 

Since this is a limited scope task it was always bid as a fixed price not time (hourly rate) and materials.

Do not push off tasks that could be done sooner.

Once you have good sources of notes, you'll run out of capital to invest and you will be at the next difficult task of note investing: raising capital.

especially at the moment when you have a lot of vacancy (may increase further when you enforcing the rules short term). keep in mind vacant unit don't generate income and it's still a great return on investment (full year of rent vs what incentive you offer). that may keep him more motivated. also, I'd personally help with generating leads for new tenant and have manager mainly helping with onsite tasks (showing, move in, etc) for the short term. considering he's 70 years old as you mentioned, he probably are not as effective as using online tools for generating lead (FB marketplace, zillow rental manager, etc)Originally posted by @Cody Furman:Thank you, Bjorn. 

Its a difficult task just like most other things but it could be something that is a total option for you.

I do this while doing some mindless task like washing dishes (or when the kids are... being kids) and I want to keep "working" but can't use my hands or take notes.

Finding good multifamily deals is not an easy task right now.

If not, a trip to city hall would be the fastest way to get an answer about your specific property but I'd say you'll need a variance to get permission to add a driveway which in Jersey its may be a tough task.
