It should get you close to 2k mo in rent as well...but in MUCH more landlord friendly environment.Put a HELOC on it then you have a decent war chest if property values drop or you come across more deals.CA has become to anti landlord for it to make sense to me at least, but fantastic for primary for the foreseeable future.Happy to go over numbers if you want and share my experience in Kansas City MO...

I agree with @David S. 100% and would not only love to see BP lobby nationally but I would also challenge each and everyone who reads this to lobby his or her own local government to create and improve landlord-friendly laws (and strike down/cut back anti-landlord laws).

The only mention of occupancy that I could find was an archived memo from 10 years ago, with a nebulous statement about how "generally, three non-relatives is okay," or something along those lines.I'm currently living in a 3BR SFH with three other people; my landlord says there is zero guidance and occupancy is not something that is ever enforced, even during her previous appearances in eviction court.This is mind-blowing to me, as a refugee from another college town with absurd anti-landlord & anti-AirBnB rules (cough, cough Auburn, AL).
