And, no, there really isn't a way you can buy it and leave his mortgage in place without a subject-to deal.As long as you are not afraid of being scoffed at, you can tell him, look, I'd normally want to buy this at $100K (I have to resist scoffing at you myself) but I know this is rehabbed and ready to go.

So here are my options that I'm aware of and am hoping someone knows of any other creative ways to structure it.1) I close with the seller and wait 90 days to season the title for the end buyers FHA loan. 2) I sell the contract, however, this will expose my spread and am afraid the end buyer and/or seller will want to cut me out and deal direct.The county has the house appraised at $300,000.

the lender that did your last loan is likely afraid of facing an " EPO" ( early payoff penalty ) which would require them to payback any rebate they earned when they closed your last loan ...most loan programs have this stipulation and these tend to fall off at the magical 6 month mark

There is a group for everyone-- I am still searching for mine and I don't know, maybe I wouldn't mind, but I am afraid I would be very distracted by a child-- I am betting that there are other parents of toddlers that could create a group.
