In Oregon a deposit taken to hold a unit must be refundable if the landlord changes their mind and does not rent to the tenant I suggest the OP give the tenant time to respond Also, agree on not taking checks, money orders or cashiers checks i ONLY use ACH for any of my tenant payments Altho this has its pitfalls as all electronic payment methods I find it to be the best method for my business
