In part I am going to conduct some experimentation in whatever I buy - assuming I can find the right one -that will benefit me in other ways.Criteria:It must be within a 50 mile radius of Springfield, Illinois - but not in Decatur, Illinois so it will be easy driving for me to visit on a regular basis;I have to be able to buy it right - no inflated prices;All the due diligence must give good answersAll of the lots have to be large enough to accommodate a 16x80;It must be on municipal water and sanitary. 

I have fond memories of Springfield.

Again, when a list of providers is suggested, there is no apparent requirement to use a specific provider.This specific issue came up while I was a broker in Springfield.

Branson/Springfield easily meet this criteria without being crazy expensive.I have read lots of posts about Branson and it seems like there may be some restrictions around STR.

West you have Framingham, Southboro, Fitchburg, Worcester and Springfield (which I would personally avoid).

@Benyam EphremIf you jump from 400 to 500 you have dozens more options in NoVa in Alexandria, Falls Church, Annandale and Springfield for single family homes with a potential for house hacking and or renting out the basement.
