I have been trying to make sure I catch up on all the old threads and look like I missed this one.

Let me start off by stating, I'm sure this question has been posted somewhere on this forum, but I cannot find the answer I'm looking for. 

With a duplex you get more control, maybe more write offs, but obviously more hands on and the potential for higher vacancy.

There have been so many studies on rent control it's ridiculous.
