I am new to all of this, so heres my question does anyone a good realtor that understands investors frame of mind in SanAntonio, Texas.
Im looking for a Duplex around 125k or less
in an area ...

For a duplex in B+ or above neighborhood in San Antonio, what range the price could be?

We are in South Texas, south of San Antonio, Atascosa County area

Good point @Irina Belkofer,All of my front doors are managed by a property manager and I live in San Diego.  

That's how Swany did it, if his condos in Ohio not in San Diego, he couldn't later 1031 into apartments. the difficulty is to convert dead equity to cash flow.

We are applying for an ADU in San Mateo, ca. 640 sf 1 bed 1 ba.Just the permit will cost about 10 k, with all the green building, demo recycling, all kinds of bureaucracies.However, the added value is around $800/sf, or $400k ish.The actual building cost we estimate around 100k-130k.

And/or maybe we've found the one type of investing that @Jay Hinrichs has not done.I wish I knew what I now know about REI when I was volunteering in San Quentin state prison....
