Make sure the lender understands that this is a purchase and fast resale and try to get a response in writing from them because many underwriters will not know the specific requirements or that they can waive the requirement with a 20% down payment (they do not deal with flips frequently).

Ask for their reporting schedule and make sure the schedule is frequent enough for you and the reports are detailed enough for you.

When the tenant was always in the background w/o issues, I feel free to say so and then others just get 'No Comment' - - and if the caller can't read between the lines, they will learn soon enough.When I call for info, I ask only one question "Would you rent to them again in the future" and that tells me all I need to know.There are businesses and landlords that flat refuse to give references for good reasons, but IMO, that's because staff frequently is less than 'politically correct' in their comments.SO WHY SO NON-COMMITTAL?

The system is somehow disabling ALL my keyword alerts because of this.I haven't received a single keyword alert (including those I click through frequently) in over a week (usually 5-10/day) despite resetting my preferences several times a day.PLEASE DISABLE THIS FEATURE.
