I worry that if I hold on to them for 10-20 years, they may literally fall apart and then I am just left with a big mess and a pot of land.Has anyone had experience with buy and hold investing of manufactured homes? 

Secondly, I am having trouble wrapping my head around the kind of returns that will be gained from so many hands in the pot. 

Aside from the pots of gold, what do you generally look for when seeking a property to approach? 

Building permits, utilities, insurance, interest, dumpsters, porta pot, - it all varies with the project. 

I have a sublet living with me and he's taken to smoking pot in the house (a violation of my lease and the agreement he signed when he moved in).

The tenant has left everything behind in the property - furniture, tvs, pots and pans, etc.

Bestplaces dot net is one I like to use to see a quick snapshot of population, vacancy rates, etc. 

What is the "pot of gold" at the end of the rainbow for you?

So in theory I would probably only need to add slightly more to that pot to cover any potential hardships down the road incorporating a new investment property as well.Really appreciate your perspective and advice.
