Marcus,If you want more exposure you can list it on the MLS, and you will have to pay a fee to the agent that brings you the tenant then you will have to do a credit check and background check yourself for each applicant however for my clients I prefer to list it on Zillow rentals only, because I can manage the applications directly from there and the prospective tenant only pays $35 application fee once and can apply for different properties with the same application fee.

Anything that is almost guaranteed to be used daily in your rentals (i.e. couches, bed, chairs), I'd try to invest in as much quality as you can for those specific items.Some store sites will let you filter for "contract grade" or "commercial grade" items - these are the sorts of furnishing that get put into higher-use commercial applications such as hotel lobbies, apartment building amenity spaces, etc.

@Sunghee Shin we handle over 100 S8 rentals in Metro Detroit area.The main problems with S8:1) Tenants not paying their portion of rent and utilities2) Tenants damaging the homeBoth can be decently mitigated by properly screening S8 applicants.
