This sounds like over kill on a deal that is not using the banks and will be spread out over a 15 year time frame.Is this an unusual ask?  

He has spent time sourcing and pricing materials , and talking to subs .It may be 'fair' but it is unusual and unreasonable.

The result is very little competition and unusually good numbers experienced in this unique niche. 

He pays cash, which is unusual for a wholesaler but completely legit, and he closes appropriately thru title and escrow and also obtains an owner’s title policy.Some weeks later, the wholesaler contacts our borrower, a local and very experienced house flipper, who agrees to buy both properties for $610k.

Why this unusual business model?

So it popped out like a sore thumb and felt unusual to find this in such a neighborhood. 

This deal sounds unusual to say the least. 

My gut tells me this is highly unusual especially considering the rent is over $4k/month.

I listed a home for rent in November and received unusually low interest.
