If so, this may be isolated and not as bad as you think. 3' into the washer drain is the back-up - Why can't it be snaked or change the small section of pipe if accessible or abandon the existing pipe and re-rout to another drain.Usually the water main shut off is near the water meter. trace the supply line attached to the meter.Call another plumber especially one that can find the main shutoff.

I use IFTTT to set up automatic things like that.One idea for the "magic sprinkle" that I came up with today....and I'm hoping no local investors steal my thunder... but I'm going to set up a bunch of letters that express my appreciation for the property or the sellers' situations, and include the appropriate letter with each offer that I submit.It is all one lot.
