@Ivan Aldana - My opinion is that the best property configuration for a midterm rental is a 3 bed/ 2 bath or smaller.

@Manu Ramos After 20 years of owning and operating two Bed and Breakfasts I found myself in a position of needing to find a job with very few transferable workforce skills.

The big thing your friend probably wants is that it is your contact information that prospective tenants see when they reach out.A general tip beyond the usual blackout curtains, nice bed and safe area, would be that we've seen that most of our bookings come within days of a lease expiring. 

We are currently designing a 2 bed 1 bath on a slab 720 square feet to be modern like this and it's extremely compact and will be on a slab. small homes in our market sell at a premium close to $300 per square foot.

If a 2 bed in your area is going for 3200 charge that, you don't want the 1 bedroom person paying the same as the 2 bedroom just because they lost a storage place and it sounds to me like that is what you are proposing.

While 4 beds makes it a bit more rentable, it won't change the turnover costs at all. 

Desperate times do indeed make interesting bed fellows. 

The home has a formal living room, 2 family rooms, and an office.FURNISHED:The residence comes complete with a master bedroom featuring a king-sized bed, two bedrooms each furnished with queen-sized beds, and a fourth room equipped with two twin-sized beds.

It would convert the existing structure from a 2 bed 1 bath, to a 4 bed 2.5 bath, adding an additional 2000 square feet of space.  

I'm interested in looking for a 2 bed and bath house in the suburbs that's not too far from my workplace.
