If you commit to an out of state BRRRR, just know that you are likely committing to a long, expensive, stressful story with a lot of unknowns.

Can you get a couple of T bars (metal pole you bang into the ground and have hooks on them) and attach a mesh? 

No different than your 401k investing into Google... you don't get to rock up to Google's offices and start touching corporate funds.Be mindful of your possible 990-T filing obligation if you use debt.
