I would argue that if it's a multi-family unit, at the very least you should be able to have your mortgage payment cut in half by house-hacking which is still a sweet deal.

With a 2-4 unit you do have the alternative of a residential investment property loan but a commercial lender can and will do a commercial loan for a 2-4 unit Though the terms aren't as sweet, if you don't have sufficient w-2 income or DTI is too high a commercial loan might be a more available option.
