Selling home to pay down debt but left with large surplus of funds after sale of their home.  

Do a $2000 (surplus) paid to the mortgage using funds from the HELOC. 

They auction off surplus land.

Most of the surpluses in  my area are small amounts.

Now we have someone living in it who will be keeping it warm and occupied, and paying sufficient rent to cover mortgage, taxes, and operating costs with a little surplus each month.  

I would prefer to pay the LLC rent, (which would make the business self-sustaining), and take periodic disbursements from the LLC when there is surplus cash not needed for reserves or other purposes.Does anyone have any experience / thoughts on this type of a structure?

I have noticed a surplus of tenants looking for 1b furnished units and haven’t gotten any for a whole 2b yet.

Maybe my budget on some is deficient, but on others it comes in surplus so it all averages out when you start doing a respectable volume.

However, a way to capitalize on shipping containers is to approach it from its surplus, 15 years of war, I would think has caused and over supply.
