I would think you shouldn’t finish it if under 7’ finished height.Perhaps leave the ceiling exposed and paint/stain the beams

Stained wood has warmth, variation, and pattern.Everybody is doing the monochrome thing. 

Water and vinegar are amazing for cleaning carpets and using shaving cream to help take up stains.

I have bought many old houses, with old wood floors that have staining like this.  

The garage was given with epoxy coating, now it looks like a lot of stains.

See stains some are scorch stains.

The windows look good, I don't know that I would replace them in a rental.I don't think you will get any more rent by removing the awnings and reworking this area.I think a flooring company should be able to patch the hardwood floor and match the stain very close.
